Steps to renting your new home

Whether you are renting for the first time, haven’t rented in a long time or  you are a seasoned renter and know the ropes,  read on (we really can help you).

All landlords are looking for the same thing; qualified tenants who will take care of their property and pay the rent on time.

So where to begin?  How do you show a landlord that you are a good choice? How do you show a landlord that you are the BEST choice when landlords have multiple applicants to choose from? Follow these steps to renting your new home:


Finding your new home.

Fill out the renter criteria form above to help us find you the perfect place or search the MLS yourself by using our custom MLS search tool. When we have narrowed it down to a few potential properties we will need to schedule showings to view the properties in person so you can make a final decision. Let us know when you are available and we will take care of the rest.



Each occupant who is 18 or older should complete an application by clicking the Rental Application link above. In addition to the application each occupant will also need to provide…

  • Copy of valid driver’s license or government issued photo ID.
  • Credit score and full credit report. If your credit is not great ( < 650 ), write a short explanation as to why. An easy way to get a free credit report and score is to visit Credit Karma or click on the link below where you can pay for a credit report with score and background check. Don’t worry, if you decide to pay for the credit and background report we will send you a copy for your records.
  • Provide proof of income, so whether you have pay stubs ( your most recent three pay stubs is usually sufficient ), bank statements that show direct deposits, proof of funds, tax returns, or all of the above, be prepared to show whatever it takes to alleviate the landlords concerns that your income is enough to pay rent and the rest of your bills (with money left over for doing something fun once in a while). The usual  ratio is; you should earn 2.5-3 times your monthly rent. If you have a new job, have your employer write a letter confirming your position and salary.
  • A previous landlord reference is very helpful. If you have any pets provide a recent picture of your four legged family member and ask your landlord to give an honest review of them too.

Submitting the application and contract to the landlord

Once we have found you the perfect home we will take the information you previously provided to us and send it to the property owner or the owner’s agent so that they can get an idea of who they will be renting to. If the owner decides your application is acceptable we will make sure the lease and any additional legal paperwork is completed correctly and in compliance with Florida Statutes so that you (our customer ) has nothing to worry about during your tenancy.
